Buying a home is more than scrolling through listings one day and moving in the next. There are dozens of steps along the way and every transaction is different.

A buyer needs a qualified buyer’s agent to ensure a smooth and enjoyable journey. Here's why. A good buyers agent will:

→ Provide guidance through the pre-approval process.
→ Monitor market trends that affect any offers you make and set proper expectations.
→ Find listings that meet your needs including foreclosures, FSBOs, or off market properties.

“If I offer over asking price and waive the inspection then I will be screwed”

1. The list price is not the final price and an offer price is not the final price either.

The appraisal determines the overall value of the home based on the condition it is in and homes sold in the area that are similar to that property. If the appraisal comes in lower then the list/ accepted offer price, then we can negotiate down to the appraisal value.

When it comes down to the closing table, “overpaying” is a matter of perception. How do you measure how much a home is worth in the eyes of a buyer?

Yes home values have increased and many are waiting for the market to “crash”, but that doesn’t mean buyers in this current market are getting screwed or going to be upside down in years to come... especially with Wilmington and the surrounding areas largely developing and with home values still under other competitive cities and interest rates being so low. Remember lower interest rates = higher buying power.

2. If you waive the inspection it does not mean you can’t get an inspection and terminate the deal. It just means that you are not asking the seller to repair anything that comes up on the report.
