Every closing has a story, and this one will stay with me for a long time.
Years ago, I helped an incredible woman purchase a brand-new condo in this community. Later, I helped her sell that one and move into another home that represented the next chapter she had envisioned for herself.
Along the way, our relationship became about much more than real estate. Whenever she needed a hand, I was happy to help—installing blinds, fixing a dishwasher, tackling small electrical projects, and taking care of the little things that made her house feel like home.
Sadly, life took an unexpected turn, and she passed away before getting to fully enjoy the future she had planned.
When it came time for her daughter to sell, she remembered the trust her mom had placed in me and reached out. It was an honor to help their family navigate this emotional transition and close one chapter so they can begin another.

JUST SOLD — 9520 Bay Front Drive, Norfolk, VA 🏡

Some real estate transactions are simple.

This was not one of them.

Our team first received the call back around November from someone who needed help navigating a very difficult situation. The property was tied up in bankruptcy, there was a reverse mortgage involved, foreclosure pressure was building, and multiple parties had to be coordinated before anything could move forward.

This sale required communication with the bankruptcy attorney, trustee, title company, buyer, court system, and everyone involved in the process. It also required patience, persistence, and a cash buyer who understood that this was not going to be a quick closing.

The home was sold as-is, and because of the bankruptcy process, we had to wait for court approval before we could get to the finish line. What normally may take weeks took months.

This was one of those situations where the goal was bigger than just “selling a house.” The goal was to help create a path forward.

While the outcome was not exactly how I ideally wanted everything to end for the seller, I am grateful that she now gets the opportunity to start a fresh next chapter, move forward debt-free, and no longer have collectors or foreclosure pressure hanging over her retirement.

A huge thank you to the patient cash buyer, the bankruptcy attorney, trustee, title team, the Legacy Home Team and everyone who helped get this one closed.

Congratulations to the seller on her next chapter. I’m thankful our team was trusted to help during such an important transition.

Not every real estate win ends with a sale.

Jason originally called me because he was thinking about selling this Hampton Roads property. After looking at the numbers, the repairs still needed, his COVID-era interest rate, and the possibility that he may move back to Virginia in a few years, selling was not automatically the best move.

So I gave him the honest options.

Sell now.
Finish repairs and try for top dollar.
Keep the low interest rate, reposition the property, and rent it out.

After weighing everything, he decided that keeping the property and turning it into a rental was the best move for his family.

A lot of agents would have disappeared once the commission check was no longer the main path. But my job is to provide value, not just chase a transaction.

I helped coordinate contractors and trades, helped get the house rent-ready, handled some electrical work myself, and even helped with the lawn so the property could be positioned properly for the next chapter.

Real estate is not always about convincing someone to sell. Sometimes it’s about helping people make the smartest move for their situation.

Thank you Jason for trusting me and for the kind words. It feels good to be appreciated, but it feels even better knowing I gave real value.

This listing went under contract in 7 days with only 3 showings.
That is why pricing it right from the start is so important. Even in a market where buyers are cautious, interest rates are real, and closing cost assistance is common, the right strategy can still create the right result.
At the end of the day, you do not need every buyer, you just need the right one.
