"Starting August 17th, the home-buying process will look a little different. From that date on, you’ll need to have a signed buyer's agency agreement before a realtor can show you a property. This agreement can be exclusive or non-exclusive, but either way, it must be in place before the agent can even unlock the door.
If an agent shows a property without this signed agreement and gets caught, the fines are steep—running into thousands of dollars.
A buyer's agency agreement isn’t just a formality; it’s a legal contract that binds you to a specific agent for a set period of time. It also outlines their compensation and the duties they owe to you.
Gone are the days of “free” buyer’s agent services. Just like sellers, buyers now need to officially hire a buyers representative.
While sellers can still cover a buyer's agent's commission, it won’t be automatically listed in the MLS. Buyer’s agents will need to reach out to listing agents to confirm if and how much compensation is offered. They’ll then inform you, and together, you can decide the best way to move forward.
Just like you wouldn’t expect an electrician or plumber to work for free, the same goes for real estate professionals. Our time and expertise are valuable.
