✨ JUST SOLD ✨
Congrats to my buyers on their purchase of this GORGEOUS Visalia home! 🎊 We connected online, but I was fortunate enough to meet both Christina & David in person since they were moving from Connecticut and had to fly out! ✈️

After our initial FaceTime showing, they LOVED it! 😻 They put in an all cash offer that was well over asking price to ensure that it was theirs!

After hours of virtual communication and dealing with differences in time zones, we wrapped this one up with a bow on top 🎁 I am so blessed to have been able to work with such a great group of people between my buyers, the sellers, their agent, and escrow!

Let’s chat about what’s going on with the market as of late! 🏡

🔺 Inventory is up - More homes are coming on the market and are sitting for longer than they were earlier in the year. Homes may sit for a week or two instead of going pending after 2 days on the market.

🔻 Buyer competition is down - More inventory means less competition. This allows you to have a better chance at getting your offer accepted.

🔺 Rates are up - Rates have risen, and this has priced many buyers out of the market (hence the reduced competition). If you were pre-approved for $###,### a few months ago, be sure to check in with your lender to see where you stand now.

🟥 Home prices are still about the same - While we are starting to see things like price reductions and seller’s offering closing cost credits, the overall theme is that pricing is still remaining about the same. This may change in the next few months though, so stay tuned!

✨ JUST SOLD ✨
This was the most bang-bang escrow I’ve had thus far!
We originally got into contract but then my buyer had to back out 2 days in because of family issues. A few days later the land was under-contract with a new buyer. A week and a half goes by and I get a call that the land is back on the market, and my buyer did still want it! After a QUICK escrow, we closed a cash offer!

I can’t wait to see what gets done with the land 🏡 Congrats Harmeet!
