Let’s talk pizza! 🍕

Ever since Chris and I started dating, he has included me on his tradition of ordering pizza every Saturday. No joke, he will not miss a single Pizza Saturday, so even when we are away from home, we’ve made it our routine to find a new pizza place to try out. When we first moved to Hanover, we made it our mission to try a different pizza place every Saturday for the first several months. He’s got a spreadsheet that ranks what we ordered, how much we liked it, and what we rank it out of 10. He’s a total nerd, and I love him for all of it.

Over the last year, one of our favorite pizza places has been Divino Pizzeria & Grille Hanover. I’m by no means a food critic, but I’m happy to stand by Chris’s spreadsheets of rankings. Divinos has proven to be consistently delicious time after time, to the point where we’re choosing them for our pizza Saturdays at least twice a month. I think last month, they won all four! 😂

Chris tends to float between getting a Meat Lovers and a half cheese, half pepperoni and he almost always gets Buffalo wings to go along with it. After my bariatric surgery last year, my appetite is a lot smaller so I always get a cheesesteak wrap and add hot pepper relish to it to munch on for two days. And we always love to share the breadsticks.

I was not surprised to see how many people recommended Divino Pizzeria on my post last week about favorite places to eat in Hanover because it definitely ranks up there as one of ours!

I need to ask for your help! I have 7 families who are looking in the York and Adams county area for a new home. Here’s what they’re looking for:

1. A rancher in Adams County on at least an acre, under $400k.

2. A townhouse in Hanover with a finished basement, up to $200k.

3. A historic home in the Gettysburg area on at least 5 acres, ideally huntable. Willing to spend up to $1.5 million.

4. A single family home with at least 4 bedrooms in York County under $375k.

5. A 55+ community home in southern PA or northern MD with a 2-car garage and an active social community, up to $625k.

6. A 3 bedroom rancher on at least a .3 acre lot in a neighborhood with no HOA, under $400k in south central PA.

7. An updated 4 bedroom home in York or Adams County on at least 2 acres under $625k.

If you know anyone who is looking to sell a home like one of these, all of these families are pre-qualified and excited to find a new home in the York and Adams county area!

So grateful to finish out May with another family helped and another home sold!

Congratulations Bill and Helga!

Bill and Helga reached out to me to sell their Gettysburg golf course community home after another agent recommended them to me. I met with them back in March to put together a plan that would have them making their way to their new Florida home by June. After touring their home and providing some recommendations on how to maximize their funds from the sale, we had their home ready to hit the market mid-April. While other homes in the neighborhood have sat active on the market for weeks, we were able to receive an offer, negotiate terms, and go under contract within 48 hours on the market!

I’m so grateful that Bill and Helga trusted me to guide them through the home-selling process. I’m sure they’ll enjoy the next several years in Florida surrounded by their children and grandkids and fully embracing their retirement!

"We don’t even like our house, but we feel like we have to stay there for the next 15 years because the interest rate is 3% and we will have it paid off by then!”

Is that you?

Are you staying in a home that you don’t even like? That might not fit your family’s needs? Or the neighborhood isn’t exactly where it needs to be? All because you feel tied down to your AMAZING low interest rate?

Let’s talk about this...

Your house is worth a lot more now than when it was purchased. What if you took the money from the sale of the home and paid off some debt (credit card debt is in the teens and car loan debt in the 5-7s)? Let’s get rid of ALL of that while leaving enough for a down payment on that next home. You know, the one with the amount of bedrooms actually needed, or the fenced-in yard for the pups, or the location where you want your child to go to school.

You might not have 3% interest going forward BUT you’re paying off a lot of higher debt and will be happier in a place that you REALLY like! When you aren't completely satisfied in your home, you may feel like you’re going stir crazy in your house. What if we found a home where you want to be?

What a doozy this one was! Congratulations to John and Ellen for purchasing your new home! So many of us in the industry say “who you work with matters,” and it couldn’t be more true in this case.

John and Ellen were in the stressful situation of needing to sell their prior home in order to purchase their new home. When some unexpected issues arose with their financing that should have easily been resolved far earlier in the process, they were forced to push back their settlement date for their home purchase to be a week later than planned. Luckily, I was able to get it negotiated for them at the last minute to move into their new home a week before they actually purchased it in order to make everything work. We saved them from a week of homelessness!

This one got so heated in the days before settlement that the branch manager of the lender had the audacity to say “I don’t care whether or not these buyers settle on the house. They can lose their money for all I care!” If you know me at all, you know that I was the wrong person to say that to. That sort of thing doesn’t fly with me and I would NEVER allow anyone to disrespect me or my clients like that. After many assertive phone calls and multiple apologies from them, we got this one to the settlement table and all documents signed on time, despite not having all final conditions the lender was requiring met.

Who you work with matters, and that rings true for all parties involved in buying a home - from your agent, to your inspectors, to the lender and title companies, and every other interaction that occurs! This is why I’m so passionate about my recommended partners: because they’ve proven to me that they’ll do a great job for my clients repeatedly.

I’m so grateful that John and Ellen trusted me to make this all work for them. I hope they enjoy the next several years here in this great home as their older children work their way out of the nest, or at least until Ellen convinces John to move to Florida!

Congratulations to Tom and Melisa on buying their first home!

This sweet couple are engaged to be married and were looking for a home to set their roots in after moving about ten times in the last five years. As first time homebuyers, they were a little nervous early on in the process. I was able to connect them to a great local lender, Susan Wood with CMG Home Loans, who helped them qualify for a great down payment assistance program. We were able to negotiate an incredible deal for them where they won this home after it being on the market for only 4 days. We got them the maximum seller credits allowable, repairs from the inspections complete by the seller, a top of the line home warranty, AND they walked away from settlement with a check in hand instead of having to pay anything at settlement. They bought this home with a conventional loan and no money down!

Truly unheard of in this sellers’ market!

Congratulations to Tom, Melisa, and their pup Sarah! I’m so excited to stay in touch and learn about all the memories you and your family make in this beautiful home! I’m so grateful I was able to be a part of this experience with you.

If you were thinking about buying a house in 1972, but decided to wait until interest rates came down...you would have continued renting and waiting for 22 years! 🤯

In that time...
😅 A home purchased in 1972 would have quadrupled in value
🫠 A mortgage from 1972 would be 73% paid off
😔 And a 22 year wait only saved 3 quarters of a % in interest!

In 1972 an average rate was 7.54%, and there wasn't a drop until 1993! And even then it was brief and only dropped to 6.74%. Yikes!

What's crazy is that in that 22 year wait, the rates crept up to 16% in the 80s! The average home value in ’72 was $27k, and by ’93 it was $126k.

Anyone is welcome to play the waiting game, but a person who waited in 1972 clearly missed out.

History proves that home values in the long run will continue to increase in value, and history also proves that interest rates should not stop you from becoming a homeowner. Refinancing is an option if interest rates go down. But you can't go back in time and buy a home at a 1972 price.
