Tuesday's Two Cents: BE AWARE OF K**B AND TUBE ELECTRICAL.

If you own a house close to or over 100 years old... there's a good chance you have a major fire hazard in your house and will have a hard time selling!

The top 20 insurance companies in the nation will not insure a house with k**b and tube inside of it!!

On the buy side, make sure your agent or you know how to diagnose it and write it into your contract so you can avoid spending money on inspections that create a check the sellers can't cash.

Tuesday's Two Cents: After seeing my third Broker Administration Fee at $1,000 or more... I think it's time to shed some light.

Here are a few observations:

1. These fees have gone up by $500-$1,000 in the last 5 years.

2. The highest 5 I've seen in the last 5 years are by agents that sell less than 1 house a month on average.

3. When I ask them why their Admin fee is so high they get very defensive.

So... the questions you should be asking are:

1. How much of the Admin fee goes to your broker and how much goes to your commission?

2. What value is your broker providing you for such a high Admin fee?

3. Is there a way you can get an exception to charge an Admin fee comparable to the industry standard (or at least to the cooperating agent on the other side of the transaction)?
