I've been to some seminars in the past where the so called "Guru" is preaching to the group that credit is not needed to flip houses. Well that may be true but good or great credit can certainly help you. Let me explain. Over the past 5 years I've made a concerted effort to increase all of my credit card limits as high as I possibly could. Now I am able to go to one credit card ( you can do this with multiple cards too) use a balance transfer offer acquire $60000 for 0% interest And 3% processing fee. The one that I have just processed will allow me to hold that money until June of 2020. So I can do at least 3 rehab flips for $1800. I'll still have to pay the private lender the holding cost on the purchase of the property but with me funding the rehab I'm in control of everything from that point forward. You could also use these funds to purchase properties such as those available all throughout Baltimore city and then rehab them with the remainder of the funds. This is a technique that takes time to work on but once you get to that point you will be able to borrow substantial amount of money for very little in fees. If you're into flipping for the long haul you owe it to yourself to put this technique into use. You will save yourself a boat load of money.
