🏡 Are Upper Valley home prices still rising in 2026?

I’ve been looking at residential sales from January 1 through August 31, 2026 and comparing them with the exact same period in 2025.

The short answer: home prices remain strong, but the enormous appreciation we experienced during the pandemic years has clearly moderated.

One thing I find particularly interesting is how differently individual Upper Valley towns are performing. Hanover, Lebanon, Norwich, Hartford, Thetford, Enfield and our smaller rural communities don’t necessarily move at the same rate.

And a word of caution when you see headlines saying a town’s “median price increased 15%” or “prices fell 10%.” That doesn’t necessarily mean an individual home gained or lost that much value. In a small town, just a handful of expensive or inexpensive sales can dramatically change the median.

Overall, the Upper Valley continues to be a remarkably strong housing market, but 2026 is looking much more like a normal appreciation environment than the extraordinary pandemic years.

I had the opportunity to tour this Orford, NH home last week, and it is even more impressive in person. The setting is spectacular.
