So I’ve been relatively quiet as of late regarding the radon business. In reality my business phone never rings. This is because I only offer radon testing. Most radon tests are done by home inspectors. If the levels are high then the client calls upon a radon mitigation professional. So therefore my business doesn’t get any business.

So a month ago I allowed the calibration to expire on my monitor and cancelled my business number. I am currently helping a friend’s radon business with his testing. But in December I will be returning to “radon school” to study and become a licensed radon mitigator. My goal is to be done by March.

Let’s see what God has in store for 2024! Maybe I can eventually make this full time. Who knows?

So a few weeks ago I had mentioned that I did a retest for an elderly couple that had botched their home test. Here are some thoughts that I have on these tests.

Typically they use charcoal to absorb the radon that is in the air in your home. Once the allotted time is up you seal the test and mail them off to a laboratory for analysis. This can take anywhere from 1-2 weeks for results. One problem is that your test runs the risk of getting damaged or lost in shipment. Another issue is that these types of tests require certain storage methods until use, as well as inspection for tampering/contamination upon opening the package. Your average hardware store employee probably isn’t familiar with the safe storage and handling of these tests. Mishandling can lead to inaccuracies. Also your average home owner may not be familiar with what they should be inspecting. On top of all of this there are certain Closed Building Protocols that need to be adhered to 12 hours before the test begins and must be maintained during the testing process. Does the average home owner know this?

The best option is to contact a licensed Radon Measuring Professional to test the radon levels in your home. They are trained and tested in the ability to not just measure accurately, but to inspect equipment and surroundings for potential issues that may give inaccurate results. Not to mention if you pay for a home test and botch it, you will have to pay a professional for a retest anyway. Also if you find that you have high radon levels from your home test, it is possible that a mitigation professional may choose to test your home on his equipment anyway to verify the results that came from a do it yourself home test.

Most Radon Measuring Professionals such as myself use CRM machines, which give you immediate results upon the completion of the test. No waiting. No getting lost in the mail.

The latest test. This was actually a retest for a retest after the installation of a Radon Mitigation System by another company. After a system is installed the radon professional is supposed to retest to make sure that the system is doing what it should. In this particular case the professional gave the home owners a do it yourself test (the kind that you can get in your local hardware store). This is a very common procedure in the post mitigation process which saves the professional from making additional trips after the installation. The homeowners however botched the test so the professional called me in to do the retest. Thankfully the system was doing its job as their reading was 1.1.

So how trustworthy are those do it yourself tests? More on that next time…

Just completed a test for a young couple with small children. They were very concerned about their radon levels and the safety of their family. After running the report their levels actually averaged at 3.2. The EPA recommends mitigation when levels are between 2-4. Mitigation is imperative for levels above the action level which is 4.0. This family may proactively opt for the mitigation to ensure that their average never goes above 4.

I think we all know by this screenshot what gas they’re talking about. 25% is a lot. That is 1 in every 4 homes. But you wouldn’t know it just by looking or smelling. The only way to know for sure if you have radon is by testing.

What are the Radon levels that are considered “safe”? The following picture illustrates that levels above 4 must be fixed according to the EPA. Levels between 2 and 4 are recommended to be fixed. Anything lower than 2 are generally considered to be safe.

You cannot determine by sight or smell if your home has high radon levels. The only way to know for sure is to test. Contact me today to set an appointment for your home to be tested.

So what exactly is Radon? Just completed my first solo radon inspection. This test was done for a gentleman whose sons are moving into his basement and he wanted to make sure that the air was safe.

Even though tests are conducted in the lowest livable area of the home and radon typically enters through the foundation, it actually rises and exists throughout the entire home. The only way to know for sure is to have your home tested.
