I met brand new buyer clients today. They had given me a list of four houses to see. After seeing only two but already getting a feel for their needs, likes and dislikes, I asked them if I could pop them in to a vacant house that I thought they might like. They were totally up for it and so we went.

They LOVED it and it's at the top of their list now!

It is so satisfying to be able to tell a client about a home you think they might like and then it turns out they LOVE it.

TWIA ALERT!
(TWIA stands for Texas Windstorm Insurance Association)
On Tuesday Sept 1st the members of the TWIA Board will consider a rule change proposal ( Agenda Item #5 ) that will eliminate TWIA coverage for second homes as well as garage apts and renter occupied homes (including short and long term rentals). This rule change is being proposed by one board member, who does not live on the coast.
This rule has the potential to devastate our coastal communities and take us back to the very reason TWIA was created in the first place. Most of TWIA’s policy holders could not get any insurance but for TWIA.
Owners would take on the full risk of losing their home in a storm and it would make it impossible to buy or sell coastal property with no ability to get a mortgage.
A slow death of this proposal will not be quick enough. The consideration of not being able to insure coastal properties will immediately impact our real estate market. 70% of the South Padre Island is second homes/properties that will be affected.
The TWIA Legislative Committee meeting is Tuesday, September 1, 2026 at 1:30pm.
This would have a negative impact on all 14 coastal counties. It is of vital importance that the committee hear your voices. Please share this information with others.
