The fastest way to lose money in real estate? Hire an agent who only tells you what you want to hear.

One rule I refuse to break as a real estate agent:
I will always tell you the truth even if it costs me the sale.
That means pointing out the red flags buyers often miss:
🚩Flood zones
🚩 Septic concerns
🚩 Overpriced homes
🚩Resale challenges
And for sellers, it means having honest pricing conversations.
In the Hudson Valley, home values can change dramatically even within the same zip code.

This is one of the hardest conversations I have, because it's personal. You've lived in this home, built a life in it, and filled it with things that matter to you. But the moment it goes on the market, it stops being your home and starts being a product. And the product needs to show well. When rooms are full, buyers see small. When rooms are edited, buyers see possibility. I always recommend removing at least 30–40% of furniture and decor from every room before we shoot photos.

Clear the kitchen counters completely. Take personal photos off the walls. Store the extra chairs, the accent tables, the things that make it feel lived-in. I know it feels extreme but the homes that photograph the best and show the best are always the ones that feel open, light, and neutral. Buyers need to be able to imagine their life inside your home. That's almost impossible when your life is still very much on display.
