What does the data from the month of January, 2024 in the Dauphin and Cumberland County means in regards to the housing market? Here is my quick opinion.

Cumberland County:

Despite a decrease in the number of houses sold compared to the previous year, Cumberland County experienced an increase in active listings and new listings. This suggests that while demand may have softened slightly, there are more options available for buyers in the market.

The slight increase in the median sales price indicates that despite the decrease in sales volume, there is still appreciation in home values in Cumberland County. This could be attributed to factors such as limited inventory and continued demand for housing in the area.

Dauphin County:

Dauphin County saw a slight increase in the number of houses sold compared to the previous year, indicating relatively stable demand in the market.

The decrease in active listings suggests that the inventory of available homes may be tightening, which could potentially lead to increased competition among buyers.

The significant increase in the median sales price indicates strong appreciation in home values in Dauphin County. This could be driven by factors such as high demand, low inventory, and possibly desirable features or amenities in the area.
