Home price cuts just hit a 9-year high, and more homes are hitting the market. Here's what that could mean for both buyers and sellers.

Home price cuts are rising
➡️ 19.1% of homes for sale in May had a price reduction — the highest share for this month since 2016.
➡️ Especially common in the South and West.

More homes are coming onto the market
➡️ The number of homes for sale jumped 31.5% compared to last year.
➡️ More choices for buyers, but also more competition for sellers.

Given these trends, homebuyers might find more negotiating power than in recent years, especially in the South and West, where price reductions have become more common. Increased inventory and slower sales could offer buyers more choices and possibly better deals, though rising mortgage rates could still be a hurdle.

At the same time, home sellers may be reconsidering their pricing expectations as affordability challenges persist and buyer demand softens in some markets. More frequent price cuts suggest sellers could be willing to lower asking prices to attract buyers, especially in metros with large inventory gains. This dynamic might signal a market gradually shifting from a seller’s market to a more balanced one, though regional differences remain significant.
