Classic first-time home buyer mistake..... finding "the house" but then dragging your feet.... leading to utter disappointment. If you love it, chances are someone else will too.

It has happened more than once, I think for some buyers it must be a "rite of passage". They find a home they LOVE. They weren't really ready to buy, but this was the home of their dreams..... Today I showed 9 homes to 2 first-time home buying couples. One of the advantages they both have when purchasing a new home, is flexibility with settlement day. They don't need to coordinate the closing of their current home to coincide with their new home purchase.... one thing that can really reduce stress and planning concerns. Also, can help in negotiating a sales agreement with sellers.

My first home... 1997, 1 Indian Spring Lane. My new husband and I took a drive thru the New Jersey countryside and happened upon this open house.... We didn't think we would be able to buy a home,but the agent on duty sat us down and did the math.... With just a tiny % down and seller help I'm pretty sure we paid @ $2500 to get into that home.
