You spent decades building equity in that home.

Every mortgage payment. Every improvement. Every year of ownership.

That equity is yours. And it can do real work for you, if you have a plan.

I'm not suggesting everyone should sell. Plenty of homeowners are exactly where they want to be and should stay.

But if you've been sitting on a home that's bigger than you need, more expensive to maintain than feels comfortable, and holding equity that could genuinely change your retirement picture?

That's a conversation worth having.

There's something really appealing about walking into a home where everything is already done.

Updated kitchen. Fresh bathrooms. Modern systems. Original character still intact.

But renovated older homes usually come with a higher price tag because you're paying for the updates someone else already completed.

So here's the honest question worth asking yourself before you start your search:

👉 Do I want a home I can move into immediately? 👉 Or do I want to build equity by doing updates myself over time?

Neither answer is wrong. They just lead you to very different homes, and very different budgets.

Knowing your answer makes the whole search easier.

Before you build, review our property ordinances. For an accessory dwelling unit (section 203-314.A), the unit may be attached to or detached from the primary dwelling. Myth: You need perfect credit to buy a home.

You don’t.

Do you need decent credit? Yes.
Perfect? No.

Most loan programs allow for a range of credit scores.

What actually matters more is how your full financial picture comes together:

your debt compared to your income
your payment history (not just the score itself)
how much you have set aside for the purchase
and what monthly payment you can comfortably handle

A higher credit score can help you get better terms.

If you’re not sure where you stand, it’s usually worth checking sooner rather than later.

At the very least, you’ll know what’s possible, and what might need a little work.

There is a difference between being ready to move and feeling pressure to move.

Readiness is having clear answers to a few specific questions:

Why now? What improves? What am I willing to trade? Can I afford the transition and what comes after?

If the explanation is clear, the move is probably ready. If it is not, it does not mean the move will never happen. It probably means the timing is not right yet.

If you are still sorting through where you are in the process, I am always open to a planning conversation. No pressure, no timelines. Just clarity.

It’s not having everything figured out.

It’s having enough figured out that the decision doesn’t feel like a guess.

You know roughly what your numbers look like.
You understand what your options are.
You’ve thought through what you’d be trading off either way.

That’s enough to get started.

Are you ready to move… or does it just feel like you should be?

A neighbor sells for a strong price.
Rent goes up again.
You hear rates might change.
Friends are buying and suddenly you’re wondering if you’re behind.

All of that is real.

But it’s also pressure.

And pressure can feel a lot like being ready.

But answer these questions first:
Can you explain why moving makes sense now?
Do you know what actually improves for you?
Have you thought through what you’d be trading off?
And what the numbers look like, not just the move, but after?

When these pieces are clear, the decision tends to feel steadier.

If they’re not, it doesn’t mean the move is wrong.
It usually just means the timing isn’t quite there yet.

There’s a stage most people go through before they seriously think about buying.

They check listings more often.
They try to guess what monthly payments might be.
They start wondering if they’ve waited too long — or if it’s still possible.

It’s not a plan. It’s more like… trying to see if this could actually work.

If you’re in that stage, it usually helps to get a few real numbers in place.

Not what a lender says you qualify for, but what you’d actually be comfortable paying each month.

What that looks like once taxes, insurance, and everything else are included.
And what tradeoffs come with different price points, locations, or home types.

Once those pieces are clearer, things usually start to feel less overwhelming.

Not because you’ve decided, but because you’re no longer guessing.
