Spent some time at the Bluegrass Festival in Diamond City with my two youngest boys! 💙

The music was wonderful, the weather was beautiful, & we enjoyed getting out and soaking up a little of what makes our small community so special.

But, as always, Fizzy Mix was our favorite stop! 😂🥤 I’m pretty sure these two (& myself) would follow that trailer just about anywhere!

Good music, delicious drinks, & time spent with my boys. Not a bad way to spend a Saturday! ❤️

Today is National Coaches Day, and this one feels worth recognizing. ❤️⚾️🏀

Around here, coaches do a whole lot more than teach kids how to play a sport.

They give up evenings and weekends. They celebrate the wins, help kids through the losses, teach them how to be a teammate, push them when they need pushing, and sometimes become one of those adults a kid remembers for the rest of their life.

Growing up in a small town, and now raising my own boys here, I know how much of an impact a good coach can have.

So today, I want to hear about THEM.

Boone County friends — tomorrow is your chance to clear out some of that stuff that’s been taking up space!

The Boone County Fall Residential Clean-Up is happening Saturday, October 3 from 8 AM–3 PM at Methvin Sanitation, 340 Industrial Park Road in Harrison.

✅ Electronics — TVs, monitors, laptops, microwaves, cell phones & more
✅ Washers, dryers, wood stoves & scrap metal
✅ Furniture, mattresses & carpet
✅ Tires — limit 10, must be off the rims; no tractor/industrial tires

🚫 No refrigerators, freezers, A/C units or other Freon appliances
🚫 No batteries, chemicals, paint or other hazardous materials
🚫 No yard waste
🚫 No construction debris
🚫 No regular household trash

Please remain in your vehicle while at the cleanup site.

PSA for everyone waiting on “peak fall color” before taking the scenic drive… 🍂

Don’t.

Some of my favorite fall days in North Arkansas happen BEFORE everything reaches peak color.

There’s this little window when the hills are still holding onto some green, but the reds, oranges and golds have started working their way through. Add a little fog over the Ozark mountains and a winding two-lane road, and I’ll take this over a perfectly sunny day just about every time.

And if you ARE waiting for peak color, start planning those scenic drives now. 🍁 The Farmers’ Almanac puts the Arkansas Ozarks’ peak foliage window at October 12–28 this year, while Arkansas Tourism says our color typically peaks toward late October.

Of course, Mother Nature gets the final say. Temperature, rainfall, elevation and wind can shift that timing.

So basically… we’re just getting started. 🍂

Peak fall color gets all the attention, but THIS part of fall deserves some love, too.

The latest available morning reading puts the lake at 654.40 feet—6.60 feet below the seasonal pool and 0.03 feet lower than the previous morning.

Lead Hill is around 69°F with light rain. Expect showers today, a high near 74°F and a 70% rain chance, with approximately ¼–½ inch possible. Watch for slick ramps and docks, wear your PFD, and head ashore if thunder develops.

The available regional water-temperature source shows approximately 73–74°F today, but its headline and table don’t agree. Treat that as an estimate—not a verified reading for every cove or depth.

I was recently asked why I don’t regularly make “UNDER CONTRACT” posts when one of my listings goes pending.

The answer is pretty simple:

Because my job is to market the property for my seller — not market myself.

An “Under Contract” post is great advertising for the agent. It says, “Look! I got another one under contract!”

But does it actually help my seller?

Not necessarily.

A pending contract is not a closed sale. Contracts can fall apart for all kinds of reasons — financing, inspections, appraisals, buyer circumstances, you name it.

And the internet has a very long memory.

If a potential buyer sees my post saying a property is UNDER CONTRACT, they may mentally cross that home off their list and never look at it again.

Even if I delete the post later, that buyer may never realize the property became available again.

I’d much rather continue getting those messages:

“Is this house still available?”

“Are you accepting backup offers?”

“Can you let me know if anything changes?”

Because now I have the contact information for someone who is genuinely interested in the property.

If the current contract falls through, I already have people to call.

And if it closes?

THEN we celebrate. 🎉

That’s when I’m happy to make the “SOLD” post, congratulate my clients, thank everyone involved, and share the success.

There are plenty of opportunities for me to promote myself as a Realtor.

But when I’m representing a seller, my marketing decisions should first answer one question:

Does this help my client?

If the answer is no, I’m not doing it.

My clients come first. Always.
