I'm constantly on the road, running from one inspection to another. I'm fortunate to have a few "satellite offices" that I can duck into between jobs when I can't make it home.

Yesterday, I turned my buddy's hunting cabin, where I spend most of my October-December free time, into a temporary Liberty Home Inspections headquarters. Next time I'm here, I'll hopefully have a bow in hand instead of a laptop!

Well, you can't blame this one on a lack of instructions! Drywall screws have almost zero shear strength, making these attic stairs prone to failure. Sometimes it's the fine details that could have big safety implications.

When writing a report for a new construction home, I always recommend that the client spend some time marking cosmetic defects with blue tape to make sure the interior finishes are in acceptable condition prior to closing.

Here's what I found when I picked up the radon test after a recent inspection. Safe to say the client took that advice and ran with it!

With hot weather on the way later in the week, it's important to keep your A/C or heat pump unit running efficiently. Here are a few simple things that any homeowner can do to take some stress off of your HVAC system:

- Change your filters quarterly (including those at return ducts, if applicable)

- Clear brush away from your outdoor unit

- Replace damaged insulation on your refrigerant line

These easy DIY tasks will take less than an hour of total time, and can be the difference between living in comfort or sweating it out while you wait on the service tech this summer!

Home improvement tip of the week:

Downspouts dumping water next to your foundation can lead to big problems. Besides having standing water in your basement or crawl space, this excess moisture can cause foundation settlement, mold, and pest control issues over time.

Extending these downspouts away from the foundation is an easy DIY fix that can save you money and headaches in the long run. It will also lead to a cleaner, shorter inspection report when it's time to sell!

As home inspectors, we're usually here today and gone tomorrow. Many times, sending the report is the last interaction we have with our client. That's why it's always great to get positive feedback from a client weeks after the inspection. Here's a recent email I received from a happy client:

"I wanted to thank you on your thorough evaluation and great attention to detail on our recent inspection. The issue you identified with the Federal Pacific panel ended up being a much bigger problem than anticipated, and for that reason, we terminated the purchase contract.
