A little over eleven years ago, I lost my older brother, Kentt, to a heart attack.

He never met a stranger and was the life of the party. In that regard, we have very similar personalities - and looks.

The specific cause of his heart attack is unknown. His tragic passing motivated me to make some changes in my life.

One of the first things I did was apply for a life insurance policy. I’ll never forget the insurance agent’s comment when she reviewed my lab work. “Your cholesterol numbers are through the roof?!”

For the past decade, I’ve tried to eat better, make healthier choices, and exercise on the treadmill.

It’s been a challenge. I’m not the biggest fan of running. I know my friends and coworkers get tired of hearing about my latest diet or treadmill accomplishments.
But overall, I keep things in check. My lab work numbers are certainly not perfect, but greatly improved.

I miss my brother like crazy. I’m grateful to him that to this day he makes me try to “do better."

Tailgating is my thing. It’s my happy place.

There’s nothing better to me than a beautiful Fall day in Harrisonburg. Seeing a sea of purple and gold in our tailgate field brings me joy.

I love hearing the music blasting and loud laughter coming from the different tailgate parties.

I enjoy relaxing in a chair and sharing a good story with friends. Watching the kids running around the tent scarfing down way too many snacks is priceless.

In my opinion, a great tailgate all comes down to the food. You can’t just roll into the parking lot with a bucket of chicken and a bag of Doritos.

There must be some planning. You need a menu. Homemade entrees and appetizers are a must.

It takes a good amount of effort. There’s a lot to load, unload, prepare, clean, etc., etc.

But when everything is set up, the food is spread out on the tables, a favorite drink is in hand, surrounded by friends and family…life doesn’t get much better.

You feel like your house has gotten too large. You don’t even use half of it at this point.

Your kids used to bring the grandkids around nearly every month. You were proud everyone had their own private space to sleep and play.

Now, you only spruce up the basement bedroom around the holidays.

There’s not much need to go upstairs other than to find a new book out of the office.

You can’t remember the last time someone stayed in either of the upstairs bedrooms. Cleaning them is a chore, and scary.

Last week you almost tripped carrying the vacuum up the stairs. Thank goodness your spouse didn’t see you!

Your home should bring you happiness. It shouldn’t give you added stress or concern.

I’ve helped numerous clients in our area find their new “happy place.”

DM me today and we’ll set up a time to help get you started.

“Do you want to make more money?!”

Now that I have your attention, watch this video to learn why it’s best to list your home with a Realtor.

My wife, Jeannette, is the general contractor in our home. Unfortunately, I can’t hammer a nail!

Yet, we continually make improvements to our home that we can’t do ourselves. Her favorite channel is HGTV - need I say more.

So, our goal is to complete an annual project and gradually spend money over time.

We’d like to not kick the can and do everything all at once when it comes time to sell.

Jeannette, thankfully has a knack for picking out trendy paint colors, decorations, and fixtures. God bless her because I don’t have that quality!

Our first project transformed our rear yard by adding stone paver patios at each end of the pool. There’s now an abundance of intimate space to entertain.

An eye-sore storage drain (she literally cried when she noticed it on closing day) is now hidden by beautiful landscaping.

Several years ago we added new flooring throughout our finished basement; appliances were also updated.

We felt our rear yard needed more privacy. Over the years, we have raised the fenceline, added numerous trees and planted flower beds.

The next, and biggest challenge, will be the renovation of our primary bathroom. It will be our biggest project to date and we are saving as we speak.

We are certainly not Chip and Joanna - but enjoying the improvements as we make them!

Credits Don’t Work - make changes that make a difference.

If you’ve lived in your home for a while there are bound to be some things that need to be updated.

Paint, flooring, light fixtures, and appliances are all possible items that immediately come to mind.

Many people think it’s smart to offer a credit and let the buyer choose the new refrigerator after they move in.

Admittedly, in certain instances, there’s possibly some truth to that.

But overall, from my experience, it’s better to go ahead and make cosmetic changes before you put your home on the market.

Most buyers don’t want the headache of painting or updating carpet after they move in.

Worse, they will consciously, or unknowingly, “ding” you for the extra work in their offer.

So, go ahead and change the refrigerator to match the other appliances in the kitchen. Pick a neutral color bathroom floor to replace the dated, vinyl one.

Making some necessary changes should help you get a more attractive, quicker offer on your home.

I offer free staging services with a professional stager on my real estate team.

Closings are about to happen and the positive adrenaline is pumping!

Now that your new home has a closing date, it’s time to list and sell your current one.

This is the moment you’ve prepared for; let the showings and offer(s) begin!

We’ll quickly secure a buyer, get your current home under contract, and focus on smooth buying/selling processes.

There’s a myriad of details, but I’ll take it from here so you can focus on packing.

Don’t worry, I have a checklist to follow so we won’t miss a thing:

Need a moving and packing checklist? It’s in your inbox.

Can’t remember the closing dates? The closing agent sent you an email.

Need help transferring utilities? Here are the numbers you need to call.

What’s the status on the home repairs? The contractor is done and sending over his invoice.

There’s a lot of moving parts. But we’ll navigate them together.

The finish line to your Roadmap to Easy Living is right around the corner.

It’s almost time to kick back, and celebrate!

DM me to start the conversation!
