📉 Closed sales: 480, down 5.5% year-over-year
📝 Pending sales: 441, down 1.3%
🆕 New listings: 526, up 2.5%
📦 Inventory: 781 homes, up slightly (0.4%)
⏳ Average days on market: 19 days, up from 17
What this means for you: Prices are still climbing even as sales activity cools a bit and homes sit a few days longer than last year.
