No One Cares About Your Asking Price 😳
Imagine you are looking at homes for sale and you spot a listing and click to take a look. You scroll through the somewhat blurry and dim lit photos. From what you can make out, the place looks drab, there is clutter in every room, the lawn is overgrown and a pile of junk is overtaking a corner of the lot.
Do you feel a strong pull to go see the house?
It's a hard pass for most.. but say you go to see the home with no excitement or expectation, you've seen a lack of options within your budget, plus you're bored. In person, it seems a little more adequate and you can imagine some improvements to make it home, but what kind of an offer are you thinking? Want to offer at the asking price or more? Or maybe something under asking, because you really don't care if they reject the offer, but if you can get it at a bargain you'd be happy enough?
My point is, you can list your home at any price, but if buyers do not absolutely LOVE what they see—feel almost desperate to have it, no offer will likely be very good.
It is all about vibe, presentation, repairs, and staging that make your home irresistible.
