Here's the equation for an exceptional home sale launch:

Pre-Listing Prep + (Bad Ass Marketing X Exceptional Negotiation)
= Expectations Exceeded

Yes the market is hot for sellers. But that is no excuse for a listing agent to get lazy with details. Without giving away too much of my magic- here is my proven strategy for a successful home sale launch.

1- Pre-Listing Prep: MOST IMPORTANT STEP
Thorough analysis of the CURRENT market
In depth consultation with the sellers to establish expectations and goals.
STAGING- yes even in this market. If your agent isn't making the effort to fine tune the look of your home- get a new agent that will.
Establishing the best asking price
2- Bad Ass Marketing: NO CELL PHONE PHOTO SHOOT!
HD Professional Photo Shoot ONLY! You want buyers aching to tour your home! With Twilight Photos (they are just so pretty)
Virtual Tour! Attract those Out of Area Buyers to your home!
Wide Span Social Promotion!
OPEN HOUSES! I LOVE promoting my listings with open houses- such a great way to talk through ideas with potential buyers. PS: YES YES YES open houses sell homes- don't let anyone tell you otherwise.
3- Expert Negotiation:
Buyer are getting creative with offers - your agent needs to be able to pick out the offer that doesn't have supporting documentation for what they are offering- appraisal gap - inspection cap- does the financing cont match the preapproval??
Excellent communication with buyer agents is key!
It's not just the highest price- anyone can offer a high price - but does the documentation support that offer- SO VERY Important right now. Your agent needs to be able to expose and prove the fine details to eliminate or minimize the risk to the seller.
This is how I sold Brentwood Rd in New Berlin this weekend. I certainly cannot take all the credit- my sellers did an amazing job prepping their home for sale!
Brentwood Sellers accepted an offer 48 hours on market. Yes there were multiple offers- the one they accepted hit all of their goals and exceeded their expectations.
Right now I'm feeling a bit like a member of the A-Team: I love it when a plan comes together!

Let me start by saying: I may not be or everyone. I just want to point out a few things that you should look for when hiring an agent to sell your home.

1. Trust your gut- if it feels right-go for it. Or....

Do they make you feel pressured? Are they pulling out contracts to sign before they've even learned anything about you? Do they start the conversation with "I'm the best xyz"? You'll know if it feels like the right fit!

2. Look for someone with the time and willingness to consult you through this process.

Before you ever even schedule a zoom call with the agent, are they educating you on this platform? Are they explaining what they cover in that zoom call? What does working with them look like? How are they going to set you up for success?

3. Social Media Savvy: Let me preface this by saying by no means am I suggesting that you need a real estate agent who has gone viral on TikTok. Not at all! But I believe social media is a critical tool for agents to be using. Not only does it allow them to network with agents all over the country (including having exposure to the city your home is located in), it also means they are on top of marketing trends that can maximize your home's exposure!

4. Are they a local agent? Do they have knowledge of the area (& market) your home is located in? Understanding the market for strategic pricing as well as being aware of local hot spots, amenities and attractions is essential to your home sale success!

It's super simple, will add a splash of style and can double as a comfy spot to read a book, have coffee or scroll Instagram! Here are a few essentials: -Find an accent table you love (this is where the coffee goes)- I got this metal one at Wayfair. -Shop for a comfy chair (I think a leather chair would be amazing for a space like this) I got mine off of Facebook Marketplace -Add your favorite scented candle for the season -Add a table or floor lamp for reading (depends on the space) -Get a pillow or two for cushion (and naps) -Drape your chunky knit throw over the chair -Add a stack of books on your to be read list -If you have room, an ottoman is essential for ultimate comfort -Pick some fresh flowers and stick in a little vase or mason jar -Now go fill up your coffee mug and relax!

Does saving for your first home feel next to impossible?

All you can see are dollar signs which leaves you feeling overwhelmed.

The good news is you might not need to save as much money as you thought.

One of the BIGGEST myths I find first time home buyers believing is the amount of money they have to put down.

Spoiler Alert: You don't *HAVE TO* put 20% down to buy your first home. Do I hear a sigh of relief on the other side of the screen?

You can get your finances figured out by reaching out to a local lender

If you're not saving for homeownership, you can still join in on the challenge and just change "homeownership" to whatever you are saving for! Or maybe you just want to be more mindful with your money in 2021!

So for Day 1, we're going to start by picking our savings goal!
