As we head into the holiday weekend, we hope everyone is enjoying some time with family, friends, and plenty of good food. We also wanted to take a moment to share an important update that many of you may already be hearing about in our industry.
Last week, the Georgia Superior Court Clerks’ Cooperative Authority (GSCCCA) experienced a cyber incident and was taken offline around November 21st. For those who may not be familiar, GSCCCA is the statewide hub for digital access to deeds, liens, plats, UCC filings, notary information — essentially everything required for title work and real estate records.
Because of this outage, appraisers, and title examiners have been unable to access the records they need. Titles ordered late last week and this week have likely not begun examination. Recordings are also paused statewide. As a result, we have already started seeing delays in closings, and these delays will continue.
Even if GSCCCA comes back online early next week, there will still be a backlog to work through. Please expect continued delays as the system recovers and examiners resume their work.
Most importantly:

This is not on lenders, not on agents, not on attorneys — the entire industry is navigating this together. It’s frustrating for everyone, but it will get resolved, and things will return to normal.
So what can we do moving forward?
• Give each other a little extra grace — everyone is doing the best they can.
• Prepare for potential extensions on contracts where title has not yet come back.
• When writing new contracts, consider building in some extra time on closing dates.
• Communicate clearly with buyers and sellers about the situation early to help manage expectations.
• And as always, please consult your broker for guidance on timelines and contract strategy.
We’ve all gotten through much worse together, and we will get through this, too.
