WEDNESDAY’S WHEELIN’ & DEALIN’ 6/3/2026 ■

10,000+ homes for sale in the Twin Cities — and buyers are still writing offers.

New listings were up 9% last week. Pending sales? Up 7%. The market isn’t flooding, it’s finding balance.
Median price in April came in at $392,000 — down 2% from last year. Homes are sitting 14% longer. That’s
actual negotiating room.

Rates are holding at 6.53% on the 30-year. The Fed isn’t moving. If you’re waiting for 5%, bring snacks.
The buyers active right now are finding more options, less competition, and deals that weren’t there 18
months ago.
