Recent changes from Fannie Mae and Freddie Mac to condominium financing rules could affect upcoming closings.

While the elimination of limited reviews may cause initial transaction delays, other updates, like a review waiver for buildings with 10 or fewer units and the removal of investor-owned unit caps, should help.

However, a new 15% HOA reserve requirement (up from 10%) raises potential affordability concerns for buyers and existing homeowners alike. Staying ahead of these policy shifts helps ensure smooth transactions and better outcomes for your clients.
