Thank you to everyone who shared my Pitch on Facebook and in texts! We got 3rd place!! Woo hoo! If you know me personally, you know I wouldn't typically say woo hoo about 3rd place, but the outcome from so many shares impacts my real estate business greatly no matter the outcome in the Nebraska Realty contest. I am so thankful for all of your support!

It took multiple filming days to create my Pitch because this little girl wanted to be part of it. I wish I hadn't accidentally forgotten to add sound to my screen record! She came up with the first part on her own, "Hello, I'm Josie, and I sell houses." And that pretty much sums it up. :)

New home, new last name, what a couple of weeks for Seth and Makaila!

They found their forever home in McCook in a highly sought after neighborhood off market, and I was able to help with the paperwork and process for both them and the seller. The sellers were some of the kindest people also who took wonderful care of their home.

Then a couple of weeks later, they got married!! The Baumerts are settling down near good friends. Only good times ahead!! 😎😍

We had the absolute best time celebrating their wedding this past weekend, our first time out without the four kids. We danced and talked and laughed all night. 🥰 I love when clients become friends and friends become clients. Y’all I feel so blessed. Seth even called me “Best Realtor Ever” at least 5 times on wedding night. 🥹 If that’s not the best compliment I can get I don’t know what is! 😆🥰

I represented the buyer on my first true trailer purchase transaction in May. I learned some things, so thought I’d share. 😄

1. Although very rare to hear of being done, whole home and termite inspections may still be important!

2. You must make sure the contract includes that the buyer must have approval from the trailer park. Who’d want to own a trailer that you couldn’t live in if that’s what you were intending to do?

3. It is treated like a car purchase, so the typical title insurance you would get on a home does not apply. The title company just does a name search instead.

4. It really sunk in for me that trailers depreciate like cars. Think twice before purchasing one for yourself! It may be the best fit, but may not always be the best financial move for you. I’m happy to talk this through with you if you’re considering!
