We LOVE working with local lenders! They can make a HUGE difference during your home buying journey. Local lenders often understand the local market, communicate faster, and can help keep your transaction moving smoothly from contract to closing!!

But here’s the real 🔑

Don’t be afraid to interview lenders!

Not every lender fits every buyer, lifestyle or financial situation. Ask questions. Compare communication, loan options, responsiveness, and overall comfort level.

Because the goal isn’t just to get approval…

Love God, Love People, Make A Difference 💛

This morning I had the pleasure of volunteering with Extra Table , “March of Mayors” event! I wanted to do it last year and missed it. It was truly an experience. We packed over 2000 boxes to feed families all over Mississippi! Such a blessing!

🏡FUTURE HOMEBUYERS TAX TIPs…

🗣️Avoid Big Financial Moves After Filing

After you file (and before closing), avoid:
❌Opening new credit cards
❌Financing furniture
❌Buying a car
❌ Large unexplained deposits

Underwriters review bank statements and credit AGAIN before closing. Keep your financial behavior steady.

🗣️Keep Full Copies of EVERYTHING

You’ll need:
✅Entire tax returns (all pages)
✅W-2s / 1099s

Not summaries🙅🏽‍♀️Not screenshots🙅🏽‍♀️

The FULL FILE!!! My suggestion is to have all possible required documents in one file, so when the lender requires more documentation, you have it ready to go! The more prepared you are, the quicker your process will go!

SELF EMPLOYED TAX FILERS…..

🗣️DO NOT OVER DEFDUCT‼️

Yes, deductions lower your tax bill.
But lenders use your net income (after expenses) to qualify you.
If you write off everything, you might look like you barely make anything on paper.🤷🏽‍♀️🤔

🏡Understand the 2-Year Rule

If you’re self-employed, lenders usually require:
✅Two years of consistent tax returns

If you just started your business, talk to a lender before assuming you’re ready.
Planning ahead makes all the difference.

✨✨Vibe Check:
Saving on taxes is cute, but Qualifying for the house you want is WAY cuter😛
