Listing and selling your home doesn’t have to be stressful.
You just need to focus on what ACTUALLY matters to buyers 👀

These are the top 4 things buyers comment on every time I’m showing homes—and what makes the biggest impact when it comes to offers ⬇️

1️⃣ Cleanliness & smell (THE #1 deal breaker)
This is hands-down the number one reason buyers don’t move forward.
Not a quick tidy—your home needs a DEEP clean.

Think: baseboards, vents, windows, oven, carpets, driveway, exterior.
A dirty home signals to buyers that maintenance has been neglected, even if it hasn’t.

2️⃣ Paint color matters more than you think
Yes, buyers can repaint—but bold colors make it hard to picture themselves living there.
Neutral, light paint = brighter rooms + broader appeal.
(As cute as the pink princess room or LSU purple walls may be 😉)

3️⃣ Depersonalize everything
Buyers need to envision their life in the home—not yours.
Family photos, kids’ artwork, name decals, bathroom items—pack them up.
I know it’s sentimental (I’m a mom too), but it makes a BIG difference.

4️⃣ Too dated for the price
Most buyers want move-in ready—and “updated” doesn’t have to mean expensive.
Fresh paint, good flooring, and updated countertops can instantly make a home feel newer and more valuable.

✨ These small changes = stronger offers and less time on the market. If you’re planning to sell in Hattiesburg or the surrounding areas, don’t leave money on the table.

A first time home buyer. This was a cool one. He, the buyer, left closing with a check in HIS hand. He brought ZERO dollars to closing and left with money. This doesn't always happen, but it's possible. We had been looking for several weeks and nothing was checking most of the boxes. THEN a FSBO came up on his FB page and he sent it to me. We had it contracted the next day. One day on the market. Fortunately it was the greatest FSBO seller ever and we made it to the closing table easily. Honestly, I'd say most buyers find their house, the agent provides the best way to actually get that house for your unique situation.
