To my clients, friends, family, and referrals: thank you for the trust, the recommendations, the support, and the belief in me along the way. Being part of such big moments in your lives is something I’ll never take lightly, and I genuinely enjoyed every step of the way!

I truly LOVE every single client I’ve had the privilege of working with. What started as a professional relationship so often turned into real friendships, and I’m incredibly grateful that our relationships continue well beyond the closing table. Can I use my second job to qualify for a mortgage?”
Short answer: sometimes — but there’s a rule people miss all the time.

If you’re working two jobs, lenders usually require two full years of working both jobs at the same time to count that second income toward your mortgage qualification.

That means:
• 1 year at your second job ❌
• 1.5 years at your second job ❌
• 2+ years concurrently ✅

And yes — this catches a lot of people off guard.

There can be exceptions, but they’re very specific.
For example, if you have a Schedule C side gig that’s closely related to your primary job, some lenders may consider it differently. But even then, it’s not automatic — and it still needs to make sense on paper.

This is why:
👉 “I make enough money”
doesn’t always equal
👉 “I qualify for the loan”

Mortgage guidelines aren’t about what you could earn — they’re about what you’ve consistently earned over time.

Before you assume your second job will count, make sure it actually qualifies.

A quick check upfront can save you from getting attached to a home you can’t use that income for.

If you have multiple income streams and want to know where you really stand, ask before you start shopping rather than finding out when it could already be too late!
