One of our bigger deals back in 2021.

This was a slightly bigger purchase at the time for us  — and a big win because we stayed disciplined and bought it the right way.

This property checked all the boxes:
✔️ Large square footage building 
✔️ Separate utilities (helps for controlling expenses + increasing NOI)
✔️ Strong layout that supports long-term value

✔️Extra room for value add opportunities (converting the extra space in three bedroom units to four bedroom units) 

✔️Extra storage closets not utilized giving us excellent value add opportunity 

✔️Laundry rooms in each unit giving us great potential to rent machines and increase NOI

increasing NOI and the overall value of the building increases

It’s always the small, strategic moves that add up:
Better income → Stronger NOI → Higher valuation → Better position with the bank.

This one proved it — buy right and execute the plan 💪

This one means more than just numbers.

A beautiful NH property in a prime location — but more importantly, a turning point for KB4.

We acquired this distressed asset with no money down through a seller carry, put in the work to rehab it, increased rents, and in just about 12 months… pulled out a strong profit.

But the real value?
Generational ownership.

This building represents something bigger than us. One day, Bill and Bob’s kids will hopefully appreciate it even more than we do.

And it all started with a leap of trust — Bob’s father-in-law made this first seller carry deal possible. That opportunity sparked mindset. Since then, we’ve taken that strategy, and used it to grow our portfolio in a big way with off market deals. 

We don’t have more family properties available for us.
