Showing houses today and couple things occurred to me.....💡
1) August is a great time to buy/sell: 🏡Buyers can benefit from less competition as many are on 🏖vacation/distracted with back to school/sports 🎒/some houses that were overpriced🤑in June are still lingering and prime for an offer, sellers can benefit with lower inventory making your house at the top of the list if it is in good shape 💹
2) We are no where near the end of low inventory/higher prices
I have a BS in Finance so stats are my thing. I came home and did some analysis and created these charts 📈 based on actual sales in my hometown DH (Parameters: Drexel Hill Closed Sales of Single 4 Bed+ Single Homes in the last 6 months) The chart that I think is most stunning ✳ to see is the DOM declining with the Sale Prices increasing. House prices in my neighborhood have escalated dramatically over the last 6 months. Knowledge is power, especially in a very unusual market like we are in now. The value of a handwritten note!!!!!
Last year when I started back my real estate career, I wrote a handwritten note to the folks I sold houses too 25 years ago! I was so thrilled to see so many in the homes that I sold them and I wanted to let them know I was back in the biz!
Got a call from Denise..." Hi Nancy..... you sold me my house in 1997 and I got your note last year....I am thinking about selling"
So nice to catch up with her and it turns out our lives had very parallel paths! Will be seeing her this Sunday! My business was then and will always be very personal to me...call me if you want that level of care for yourself or a family/friend! (610) 247-9796
