Should I keep renting or finally buy?
I get this question a lot, so let's break it down straight -including the parts that don't fit on a bumper sticker.
RENTING
β
Predictable payment, no maintenance, no property taxes
β
Easy to move when life changes
β In Havre, roughly $800β1,000 a month and none of it builds equity
BUYING
β
Part of every payment builds equity, and that share grows every year
β
Your principal-and-interest payment can stay fixed for 30 years, while rents tend to drift up over time
β
It's yours β and you benefit if values rise (Havre home values have held up well lately)
β Bigger upfront cost, plus taxes, insurance, and upkeep and it pays off best if you're staying several years
Here's the honest part: right now, renting in Havre is usually cheaper month-to-month than owning. On a ~$225,000 home (about our local average), once you add taxes and insurance you're looking at somewhere around $1,600β1,700 a month all-in and in the first year, only about $175 of that actually goes toward principal. The rest is interest and costs that don't come back, same as rent.
So this isn't "renting is throwing money away." It's a longer game: your payment stops climbing, your equity grows a little more every month, and you build on any appreciation. If you're planting roots in Havre, that adds up fast. If you might move in a year or two, renting can be the smarter call and I'll tell you that honestly.
