Real Estate, Real Talk & What You Need to Know
The market is becoming more appealing to buyers, so today let’s talk mortgages.
Getting a mortgage can be frustrating. I’ve had buyers get so overwhelmed with the paperwork and questions that they’ve wanted to give up.
That’s when I become part Realtor, part coach.
I tell them: Hang in there. Don’t give up. We’re going to get you through this.
💰 Put yourself in the lender’s shoes…
If YOU were loaning someone $400,000, wouldn’t you want to know:
• Can they pay me back?
• What is their income?
• How much debt do they have?
• Where is their money coming from?
• Is the home securing my $400,000 actually worth what they’re paying for it?
Of course you would.
That’s why underwriting is so thorough.
So how can you make the process less frustrating?
🔑 Follow instructions to a T. Give your lender exactly what they request.
🔑 Send EVERY page. If your bank statement says Page 1 of 6, send all six — even if one is blank!
🔑 Be completely upfront. Disclose everything your lender asks about. Underwriting involves extensive verification, and surprises later can mean more questions and delays.
🔑 Don’t make big financial moves without asking your lender first. No new credit cards, financing furniture or cars, moving large amounts of money, or making major purchases without checking first.
🔑 Respond quickly. The sooner your lender gets what they need, the easier it is to keep your loan moving.
And most importantly, don’t take all the questions personally.
If you reach that point where you’re frustrated and ready to say, “Forget it. I’m done!” — that’s when I put my coaching hat on.
Keep going. It’s worth it.

🏡 REAL ESTATE UPDATE — THE MARKET HAS DEFINITELY SHIFTED
Over the last couple of weeks, I’ve noticed something happening more and more in our local real estate market.
I’ve been invited to several Broker Open Houses — including what we call Progressive Broker Opens, where agents tour multiple homes in an area.
Why are we seeing more of these?
Because homes are sitting longer, and listing agents are working harder to get other agents through the door, gather honest feedback, create exposure, and hopefully connect those homes with potential buyers.
And that tells us a lot about where the market is today.
Not very long ago, the frustration was completely different. A home could hit Coming Soon and sometimes be under contract before buyers even felt like they had a chance to see it. Multiple offers, waived contingencies, and buyers competing against one another became almost expected.
Today, in many cases, the tables have turned.
Buyers have more choices. They have more time to think. They’re paying closer attention to condition, price, updates, and value — and sellers are having to compete for them.
That doesn’t mean homes aren’t selling. They absolutely are. But the days of putting a house on the market and assuming it will sell simply because it’s available are behind us for now.
Pricing matters. Condition matters. Presentation matters. Marketing matters. And listening to what the market is telling us matters more than ever.
As a Realtor, I actually think these Broker Opens are incredibly valuable. We get other professionals into the home, hear what they’re seeing with their own buyers, exchange feedback, and get a much clearer picture of what today’s market is responding to.
🏡 The market didn’t stop — it shifted. And our strategy has to shift with it.
If you’re thinking about selling, this is not the market to rely on what your neighbor sold for two years ago. It’s the market to understand what buyers are doing right now.

🏠 MARKET UPDATE
Remember when sellers could practically name their terms? Things are changing.
After years of sellers holding most of the cards, the real estate market is shifting.
Buyers have more choices today, and they’re taking their time. We’re seeing homes stay on the market longer, more price adjustments, and more sellers offering closing-cost assistance.
That doesn’t mean it’s a bad time to sell. It means the strategy has changed.
If you’re selling today, pricing and presentation matter more than ever. Your home needs to show beautifully, be priced correctly from the beginning, and stand out from the competition. And yes—sellers need to be prepared to negotiate again.
The days of putting a house on the market and expecting multiple offers regardless of condition or price are fading.
We’re moving toward a more balanced market, and sellers who recognize the shift early will have the advantage.

🌿 Purposeful Living with Heidi
One of the most important questions I ask myself every day is:
"What's my goal?"
Before I write a letter, I ask, What's my goal?
Before I help a client buy or sell a home, I ask, What's their goal?
Before I have a difficult conversation or make an important decision, I ask, What am I hoping to accomplish?
I've learned that when we start with the goal, our words become more thoughtful, our decisions become clearer, and our actions become more intentional.
It's easy to get caught up in emotions, distractions, or the opinions of others. But when we know where we're trying to go, it's much easier to decide what deserves our time, energy, and attention.
I believe God has given each of us unique gifts. One of mine is helping people think through life's decisions by asking good questions, listening carefully, and creating a path forward with purpose.
That's how I approach my life, and it's how I approach my real estate business.
Whether someone is writing a difficult letter, buying their first home, selling a home filled with memories, or navigating a major life change, I always begin with the same question:
"What's the goal?"
Once we know the destination, we can build the path to get there.
