A lot of real estate advice sounds true because there’s usually a little truth buried in it.

That’s exactly why some of these misconceptions stick around.

An online estimate can be useful, but it isn’t the same thing as understanding what a home could actually sell for. An inspection can uncover a long list of issues without automatically meaning the house is a bad buy. And a list price might start the conversation, but there’s a lot more strategy behind where that number lands and what happens from there.

Those little distinctions matter because real estate decisions rarely come down to one blanket rule.

I’d much rather explain the context behind something than have you make a huge decision based on advice that only tells half the story.

I snuck in a little coffee with a friend this week at 1971 Coffee Shop in Haymarket… and I think I found a new favorite.

First: the vibe. Moody, cozy, a little elevated and exactly the kind of place where you can catch up with a friend or settle in and get some work done.

Then there was the coffee.

I ordered the cinnamon latte, and when it came back with the mug dipped in caramel and little bits of cookie… well. ☕️

It was one of those little details that turns a good coffee into an experience I’m still thinking about.

1971 sources its coffee from farms in Pereira, Risaralda, Colombia, and the menu goes well beyond the standard coffee shop lineup. There are beautiful sandwiches, Colombian pastries and bakery treats, and even cocktails if your coffee date turns into an afternoon one. 😉

My recommendation? Become a regular and work your way through the menu.

There’s more to Belle Grove than what’s behind the front door. 🌿

Behind the Manor House, you’ll find gardens, fields and trails that tell their own stories.

The gardens are cared for with the help of a Shenandoah Valley Master Gardener through Virginia Cooperative Extension, with historic plant varieties, seed saving and plant propagation helping connect the garden to the past.

And beyond the gardens, the 19th Corps Trails wind through woodland and along remnants of Civil War-era trenches. You can actually walk through history here. The trails connect Belle Grove Plantation with the 128th New York Monument.

The land is also still working land. Belle Grove continues to use much of its agricultural acreage for hay, and this year some of that land was enrolled in the Virginia Grassland Bird Initiative, allowing nesting birds and other wildlife to thrive before the hay was cut.

I loved seeing this quieter side of Belle Grove - the gardens, the trails, the fields and the stewardship that keeps this place alive today.

If you’re looking for a beautiful way to experience a little history, nature and the Shenandoah Valley all in one place, add Belle Grove to your list.
