We are anticipating a slight reduction in mortgage rates, mirroring the direction that the Fed is taking for the next 12-16 months. Certainly can't hurt the real estate market.

Fannie Mae's latest monthly economic and housing outlook for September predicts mortgage rates will average 6.4% at the end of this year.

Data is in for local real estate activity during August, 2025.
Interesting variances between our three Northern California communities.
In Healdsburg, prices are down; listings are up; days on the market increasing; and nearly half of active listings have seen price reductions.
In Windsor, prices are up: listings are up; days on the market (42 days) are 38% fewer than Healdsburg; and less than a third of active listings have seen price reductions.
For Cloverdale, prices are down slightly; sales are up significantly, but days on the market are approaching 80; and over 40% of sales saw price reductions.
Arguably a buyer's market, and there is now downward pressure on mortgage rates. Since supply still is not meeting market demand, now could be a good time for buyers to pursue attractive deals, especially on pricier properties.

Home sales are up modestly; listings are up significantly; nearly half of the active listing have seen price reductions and properties are sitting on the market for an average of 2-1/2 months. All of these factors indicate that the market is shewed to favor buyers right now.

Prior to becoming a real estate broker with The Agency, Healdsburg, I dedicated my working life to owning/operating Healdsburg Lumber Company/Gualala Building Supply. Over the last four decades, one of our key company objectives was to support the Construction Industry beyond serving as a material supplier - through product training, staff development, best practices, and the like.
