🐓 Five acres sounds amazing. But how much of it can you actually use?

This is one of the biggest things buyers miss when shopping for Sonoma County country property.

Five acres could mean:
🌿 4.5 acres of flat pasture
OR
⛰️ A house on half an acre with 4.5 acres of hillside

Same acreage. Very different property.

Before you buy, look beyond the number of acres.

an you still buy a Sonoma County home with acreage for under $1 million?

Yes — but there's usually a tradeoff.

Maybe it's the condition of the house.
Maybe it's the location.
Maybe the land isn't all usable.
Maybe the well or septic needs attention.
Maybe it's simply farther from town.

If you're willing to be flexible, there can still be some really interesting opportunities.

If I had to describe these two Sonoma County towns in one sentence...

🌿 Sebastopol: Give me a garden, some chickens, a farm stand, redwoods and a quick drive to the coast.

🍷 Healdsburg: Give me vineyards, a pool, Dry Creek Valley and the ability to walk downtown for dinner.

And somehow I want BOTH. 😂

🏡 Want 2–5 acres in Sonoma County?

Here's the catch: not all acreage is created equal.

Five acres of flat pasture with a good well, barn and fencing is VERY different from five acres where four of those acres are steep hillside.

When you're buying country property, you're really buying:
