The Sonoma County real estate market has been strong this year, but it has also become much more balanced.

Homes are still selling, and well-prepared properties can absolutely receive strong offers. The difference is that buyers are not always being forced to make a major decision within hours of walking through the front door. In many cases, they have time to think, ask questions, review the numbers, and decide whether the home is truly the right fit.

There is also more inventory continuing to come onto the market than we typically see this time of year. With interest rates shifting and uncertainty around the economy, the market may begin to change again as we move through the summer.

For buyers, this can be a valuable window of opportunity. For sellers, it is a good time to understand what your home may be worth and how to position it properly before listing.

Not every room needs to be repainted before a home goes on the market.

In this house, some of the existing colors were already beautiful and helped the home feel more custom. Painting every room the same neutral shade would have made it feel more like a flip, while also adding unnecessary cost for my seller.

By carefully choosing which rooms actually needed to be updated, we brought the painting bill down from nearly $17,000 to about $14,000.

The goal is not to spend the most money. It is to make thoughtful decisions that create the biggest impact when the home hits the market.

This garage was more than just a workspace. It was a place where my seller, a brilliant engineer and talented woodworker, spent countless hours working on projects well into his 80s.

He loved this mint green color, and when it came time to prepare the home for sale, I made the decision not to erase it completely. We repainted the walls to give the garage a more traditional look, but kept the mint green ceiling as a small tribute to the person who spent so much time here.

Preparing a home for sale is about making thoughtful updates, but it does not always have to mean removing every trace of the people who lived there. Sometimes the details that make a home different are the ones worth preserving.

Not every home needs an expensive renovation before it goes on the market.

In this house, the floors, built-ins, and kitchen cabinets were all in great condition. The issue was that the yellow-toned paint made the wood finishes appear much redder and more dated than they really were.

Instead of replacing perfectly good materials, we changed the colors around them. A more neutral shade, like Balboa Mist, helped tone down the red, brighten the rooms, and give the home a much more contemporary feel.

Sometimes the smartest updates are also the simplest.
