April 2026 delivered a sharp rebound across REIT sectors, led by Single Family Homes (+15.1%), Office (+13.6%), and Data Centers (+12.9%).

After broad weakness in March, investors rotated back into housing, recovery plays, and long-term growth sectors.

Apollo is making a big bet (probably not the them but $1b is still a lot to me) on retail. The JV with Realty Income gives Apollo a 49% control of almost 500 single-tenant retail assets.

Both firms are positioning this as a scalable equity solution for long-term, stabilized assets. Apollo, in particular, has been actively growing its real estate platform through a series of large-scale, diversified investments. At the same time, the structure provides Realty Income with additional balance-sheet flexibility, allowing it to price equity tranches outside public markets while treating the capital as permanent.

Holiday retail is proving more resilient than many expected.

New data from shows U.S. holiday spending rose +4.2% YoY, with physical stores still capturing 73% of total spend—a strong signal for shopping centers and brick-and-mortar operators.

At the same time, e-commerce grew +7.8%, outpacing in-store growth as early promotions and convenience continued to drive online purchases. Wonder if it has anything to do with Black Friday sales starting on November 1? 🧐

Electronics (+5.8%) and apparel (+5.3%) led category gains.

For retail CRE, the takeaway is clear: stores remain the anchor, but omnichannel ex*****on is the growth engine—and with AI influencing product discovery.

Target’s newest SoHo concept store might be thousands of miles (and a world of culture) away from Rockwall, TX — but it could be a preview of retail’s future.

As part of a $5B initiative, Target is testing a bold blend of physical retail and immersive experiences designed for digital-first generations: influencer “curated by” drops, monthly fashion showcases, beauty bars, selfie stations, and even built-in moments that turn shoppers into walking billboards.

While Target admits this isn’t the blueprint for every location (no runway shows at my local store anytime soon), it signals a broader shift.

Retailers aren’t just trying to move inventory anymore — they’re building experiences that give customers a reason to choose their store over the competition.

Who would have thought a grocery store would spur on a $10B mixed use project?

If you’re from Texas, you know HEB has a very passionate following (people are camping out before their grand openings).

They’re leveraging this following and what I assume is a MASSIVE amount of consumer data to strategically buy at a good cost basis.

Consumers want them in their communities, developers want them in their projects and other retailers want to be in close proximity.

For all my Texas folks… are you a HEB fanatic or think they’re just another grocery store with great marketing?
