They say that skills are cheap because they can be learned. Passion, however….passion comes from the heart and truly loving what you do.

Any agent can take their skills and apply them towards their work and their clients. And while skills are still extremely important to have, and absolutely necessary to be able to adequately help our clients….it’s the passion that keeps us motivated and focused and helps us be more than just your agent.

For me personally, you ARE my passion. There is no greater feeling than helping you buy or sell your home. I truly love what I do and the relationships I get to build during the homebuying and homeselling process.

If you’re worried about selling now, you’re probably concerned about selling your home for the most profit. It’s still a great time to sell, as buyer demand is still strong across the country. Many buyers who were having a hard time getting their offers accepted last year are entering the market again to try to buy a home. But, let's be honest, it’s going to be a little trickier to sell your home now as opposed to this time last year. But first, get pre-approved! I know I say this all the time, but I’m serious. It is so important to be pre-approved before you start searching for your new home. An approval letter will have to accompany any offer made on a house. So when we find THE one and you have to wait for a pre-approval letter…you could miss out to someone else who had theirs ready!!

9 Tips for buying a Vacation Home…(Because I have had a lot of interest since yesterday’s post…)

•How will you use the home?
Will it just be for family and friends, or do you plan to rent it as well? And realistically, how many times will you use it per year?

•Evaluate Locations.
Are there enough amenities and attractions to keep you - and renters - coming back year after year?

•Talk to the locals and other Vacation Home Owners.
What do they love about the area? What is changing? And what is it like during the off season?

•Study local laws.
If you plan to rent the home, local rules may restrict rental periods or cap the number of days you can rent each year.

•Calculate Costs.
Along with mortgage, insurance, property taxes, and association or amenities fees, plan for wear and tear. (A good rule of thumb: Budget 1.5 percent of homes’s value on repairs annually.) And if you intend to rent, you might need to add the cost of a property manager.

•Talk to an accountant.
This person can advise you on such issues as the tax implications of rental income and changes in federal tax laws that could impact deductions.

•Test before you buy.
Once you’ve settled on a spot, you should rent in every season so you can gauge busy and slow times.
