September has arrived, carrying the last golden bits of summer with it as fall begins to creep into the air. Fall is one of our favorite times of year here in Helena, it’s short, special, and always feels like a season worth savoring.

Let’s take a look at how the housing market is shaping up as summer winds down, school starts, and fall is on it’s way. 

If you’ve been watching the market lately, you’ve probably noticed a shift. There are more homes to choose from. Properties are taking a little longer to sell.

Buyers have more negotiating room. And we’re not seeing the same frenzy around asking prices that defined 2021 and 2022.

Inventory has recovered, but remains well below levels we regularly saw a decade ago. Homes are taking longer to sell than they did at the height of the market, but 55 median days on market is still relatively healthy from a historical perspective. And through all of that change, home prices have remained resilient.

For buyers, today’s market offers something we haven’t had much of lately: options, time and negotiating power.

For sellers, it means pricing and presentation matter. Today’s buyers have alternatives, and they’re paying attention to value.

The market has changed. But change doesn’t necessarily mean decline. It may just mean we’re finding our balance again.

We talk a lot about home around here, it comes with the territory. But lately, we’ve been thinking about the places outside our homes that make Helena feel like home, too.

There’s actually a name for them: third spaces.

Your first space is home. Your second is work. And your third space is somewhere you return to simply because you like being there.

They’re places where you linger. Where casual conversations happen. Where strangers eventually become familiar faces.

So, how do you find your third space?

Start by noticing the places you naturally want to linger. Where do you feel comfortable showing up alone? Where do you recognize the people behind the counter or start recognizing the other regulars? Where do conversations happen that you didn’t necessarily plan on having?

Then, keep going back.

Because the community isn’t always built through big events or organized plans. A lot of the time, it’s built through repetition.
