Let’s talk strategy, buyers!

With all the changes in the market, it’s easy to get caught up in the intricacies of real estate strategy.

But I have a bit of a wake up call for you:

The best strategy is not trying to time the market.

Why? Because it’s nearly impossible!

The market is only clear in hindsight, which means that unless you make a decision, you’ll probably end up regretting not taking action.

So rather than trying to time the market, get pre-approved and ready to buy and then stay vigilant with your real estate agent. Be patient and know what your needs and wants are.

Fun fact: you don’t need 20% down to buy a home!

This is one of the biggest real estate myths out there. It keeps so many people from following their dreams and becoming a homeowner.

The truth is that you can buy a home with as little as 3.5% down for some mortgage programs.

Even if you don’t have a huge nest egg saved up, you can become a homeowner.

There is one thing to watch out for though: private mortgage insurance or PMI.

If your down payment is less than 20%, you’ll have to pay a small fee every month for mortgage insurance. This protects your lender if you ever default on the loan.

Most of the time, PMI averages out to .05-2% of your loan amount each year.

But you’re not stuck with PMI forever. In fact, once you have 20% of the loan paid off, you can get rid of your PMI!

The biggest mistake you can make in real estate isn’t…

-Buying a house right next to nosy neighbors
-Giving your home to your brother with the promise that he’ll pay you back
-Ending up in a house across the street from your in-laws

No, the biggest mistake you can make is not taking action.

I’ve seen this a million times. A would-be buyer or selling starts taking the steps to enter the real estate market, but then they start double thinking everything.

They wonder, “What if home values will actually be higher next year?” or “What if interest rates will go down in a couple of years?” over and over again.

They get stuck in the loop of analysis paralysis and end up not taking any action at all.

Then, instead of buying their dream house or selling their home for a profit, they stay stuck in the same old situation they were already in, unhappy in their home or worse–renting.

Don’t let that happen to you!

If now is the right time in your life to buy or sell, then do it. Don’t teeter-totter back and forth because you’ll just end up exhausting yourself!
