This is what well-informed buyers and sellers should know and expect in the housing market:

Currently, mortgage rates range around 6.5-7%. Inventory of homes is very low and homes are still selling rather quickly, some with multiple offers. Many homes are going under contract with the contingency of the buyer selling their home. It can be a good time to buy for some buyers. Such as downsizers, cash buyers, and those who need to. Buyers do have more negotiation power and time on their hands compared to the last few years.

The housing market will become busier and more competitive when rates drop to 6% and below which is likely to happen in late 2024 and very likely in 2025. It's a great time to sell but usually that means you need to buy as well. And most sellers (which turn into buyers) don't want to sell and give up their sub 5% interest rate for a 7% rate. I know a lender that will refinance your mortgage rate for a flat fee of $1,500, keep this in mind!

The following is a summary of a private event held by Matthew Gardner, a sought-after economist.

The Federal Reserve is done raising the Fed Funds rate for the time being. Mr. Gardner believes they will start cutting their rates in May of 2024. Mr. Gardner does not foresee a recession in 2024 and does expect the ‘soft landing’ that other economists predict.

79% of all U.S. homeowners with a mortgage have an interest rate below 5%. Listing inventory will remain constrained until rates drop to 6%

Interest rates peaked in Q4 2023 and will continue to fall. Mr. Gardner’s forecast is for mortgage rates to be at 6.08% by the end of 2024. In 2025 we should see rates drop to 5.5% but likely not lower than that.

For most residential markets in the United States, there are more than 50% of homeowners with more than 50% equity in their homes. We can attribute part of this to the huge value increase in the last 3 years.

Sales activity and newly built homes will rise this year compared to last year.

Reasons why Matthew Gardner does not predict any sort of home price crash or ‘bubble bursting’:

A. Homeowners have a large amount of equity in their homes thanks to the significant value increases in the last three years.
B. Lending guidelines and requirements are much stricter today compared to 2002 to 2007.
C. Supply, while up from the all-time lows in 2022, is very low sitting at roughly half of what it was in 2019.
D. New home supply is also constrained – building activity is 30% lower than it was in 2006

The Economy:

The Fed’s preferred inflation gauge (C.P.E.) is normalizing and moving toward their target of 2.0.
The pace of wage growth is slowing which is good news for inflation.
The jobless rate will rise by end of year, but only to 4.2.
