For the first time since winter 2019, the number of homes for sale in the U.S. has topped 1 million, marking a major milestone for the housing market. Compared to this time last year, active listings are up 31.5%, giving buyers more options than they’ve had in years.

How inventory is looking across the U.S.:
🏡 The South and West are bouncing back, with more homes hitting the market.
📉 The Midwest and Northeast are still struggling to catch up to pre-pandemic inventory levels.

This lines up with building trends, most new homes in 2024 were built in the South, while the Northeast continues to face the biggest shortage.

Cities with the biggest inventory jumps:
📍 Washington, D.C. (+75.6%)
📍 Las Vegas (+66.8%)
📍 San Diego (+66.4%)

All 50 of the largest metro areas saw year-over-year inventory growth—good news for home shoppers.

It's official: J.Lo and Ben Affleck listed their 38,000 square feet Beverly Hills mansion on the market for $68 million.

After months of house-hunting and years of navigating escrow on various properties, the couple, who married in 2022, finally chose this nearly 5-acre estate. They bought it for $60.8 million in cash in June 2023. Now, it's listed for $68 million, $7 million more than their purchase price.

According to the listing, "A separate 5,000-square-foot guest penthouse, caretaker house, and two-bedroom guardhouse complement the main residence, while a spacious 12-car garage and parking for 80 vehicles accommodate the most discerning collector."
