📉 Mortgage rates have moved above 7%
🏘️ More than 10,000 homes and condos are available without offers
💰 The median single-family home price is $475,000
📆 Homes are taking longer to sell
🤝 Buyers have more negotiating power
⚠️ But this is not another 2008

Prices remain relatively stable, but higher inventory and softer demand mean sellers must price correctly—and buyers may have opportunities to negotiate the price, closing costs, repairs or even an interest-rate buydown.
