Just because a home has been on the market a little longer doesn’t mean it should be ignored. In fact, some of the best opportunities for buyers can come from taking a second look at a property that others may have passed by too quickly.
The key is understanding why it has been sitting. Was it priced too high at first? Does it need cosmetic updates? Has the seller recently adjusted their position? These are the kinds of details that can create room for negotiation and open the door to better terms.
In Henderson and Las Vegas, I always encourage buyers to look beyond the surface and review the home’s price history, condition, comparable sales, and seller motivation. Sometimes the right home isn’t the newest listing — it’s the one that becomes the smartest opportunity once you know how to evaluate it.
