Don’t risk your pre-approval before you even start touring homes 👀

Here are the biggest ones I warn my clients about:

❌ Paying off certain loans too early
Always talk to your lender first. Sometimes keeping cash reserves matters more.

❌ Using debit cards for everything
Responsible credit card use can help build stronger credit.

❌ Borrowing money without documentation
Lenders need a paper trail for large deposits and gifted funds.

❌ Financing or leasing a new car before buying
That new monthly payment can lower your approval amount FAST.

❌ Keeping large amounts of cash at home
Deposit savings early so funds are properly seasoned.

❌ Making major career changes
Switching industries, starting a business, or changing pay structures can complicate financing.

❌ Clicking “tour home” on Zillow without your own agent
It will connect you with random agents.

Most importantly… don’t start with house hunting. Especially if you’re relocating or moving to Las Vegas, having a solid plan makes the process WAY smoother 🏡
