Buying or selling in Las Vegas? Your closing statement will show a prorated property tax line, splitting the current bill by the days you and the other party each owned the home. Here is the part people miss. Nevada caps how much that bill can rise each year, 3 percent on a primary residence, 8 percent on everything else.

If you're buying a pool home, don't just watch the water. Ask about the equipment.

Pump age and condition, filter type, whether the heater works, when it was last resurfaced, and if there's a safety cover or fence that meets code. A pool that looks great on a showing can still be hiding a pump that's on its last year.

Get a pool-specific inspection separate from your general home inspection. It's a small cost against what a bad pump or a cracked shell runs to fix.

Thinking about removing grass before you list (or after you buy)? Las Vegas will pay you for it. SNWA gives $5 per square foot for the first 10,000 square feet, dropping to $2.50 after that. Las Vegas Valley Water District customers get an extra $2 per square foot on top of either tier, so that is $7 combined up to 10,000 square feet and $4.50 beyond it. It also lowers your water bill and reads as low maintenance to buyers instead of bare. Just watch your sprinkler hours, no watering 11am to 7pm through August and none on Sundays. A number I get asked a lot: what does a pool home actually run right now in Las Vegas.

There's no single answer, and anyone who gives you one without seeing the property is guessing. Pool homes carry a premium over comparable homes without one, but the size goes up or down based on lot size, pool age and condition, and how much of the backyard is usable living space versus just water.

The mistake I see buyers make is anchoring to a number from a listing they saw online without accounting for what shape the pool itself is in. A pool that needs resurfacing or new equipment can shift the real cost of the home by thousands, and that's before you've paid a plumber to look at it.

If you're shopping pool homes, the pool needs its own line of due diligence, separate from the general home inspection. That's true whether you're buying in this market or any other.

Nevada charges $2.55 per $500 of value ($1.95 state, $0.60 Clark County), and it's customarily paid by the seller. On June 2026's median existing single-family price of $490,000 (Las Vegas Realtors), that works out to roughly $2,500 due at closing, before commission, payoff, or any other fee. It scales directly with price, so a $250,000 sale runs closer to $1,275. Knowing this number early helps you estimate what you'll actually net when you sell. Source: Recorders Association of Nevada.

Every buyer wants the pool until they see the utility bill.

Rough cost-checklist for a standard Las Vegas backyard pool: electricity to run the pump, chemicals to keep it balanced, extra water use, and a repair fund for the stuff that eventually breaks (pump motor, heater, cracked tile). It adds up to real money every month, more in summer when the pump runs longer.

It's not a reason to skip a pool home. It's a reason to budget for one so you aren't surprised in July.

Pending and contingent look the same on Zillow. They're not the same deal.

Contingent means the seller accepted an offer, but it's still subject to something falling into place, usually financing, an appraisal, or a sale of the buyer's current home. The seller can sometimes still accept a backup offer.

Pending means those conditions cleared. The deal is moving toward closing and the seller isn't fielding backups anymore.

If a house you like flips to contingent, it's not dead yet. Pending is the one where you should probably move on.
