Why do so many people from California buy homes in Las Vegas?

Here's what I hear most often.

No state income tax in Nevada. That alone saves some buyers $5,000 to $30,000 a year depending on income.

Their dollar goes further. A $500k budget in Las Vegas gets you a lot more home than $500k in LA or the Bay Area.

The commute is gone. Remote work made this possible for thousands of families.

Las Vegas is not the city people think it is (The Strip). Most buyers end up in Henderson, Summerlin, or North Las Vegas. Suburbs. Good schools. Quiet neighborhoods.

A lot of buyers think they need 20% down to buy a home in Las Vegas.

That's not true.

Here's what's actually available:

FHA loans: as low as 3.5% down.
Conventional loans: as low as 3% down.
VA loans: 0% down for qualifying veterans.

On a $450,000 home, 3.5% down is about $15,750. That's very different from $90,000. If down payment has been the reason you haven't started looking, it might be worth a conversation with a lender. I work with great local lenders and I'm happy to connect you.

Hello Las Vegas! When I was looking at a side by side with todays numbers compared to this time last year, we are really looking at the same market.

Similar amount of houses on the market, similar amount of new listings. We actually have more sold homes in the past 30 days than we did in the same time last year, and the median days on market is the same at 23 days.

We were hoping for that big interest rate drop this year, and that looks like it has gotten kicked down the road, but homes are still selling normally in Las Vegas.

3 things I tell every pool home buyer in Las Vegas before they start looking:

1. Know your budget before you fall in love with a house. Financing first saves you a lot of heartache.

2. Pool homes sell faster than you think. Especially under $500k.

3. The neighborhood matters as much as the pool. You can change a backyard. You can't change the broken down car in your neighbors front yard.

Here is your Las Vegas Market Update! These numbers look pretty stable, but there are two specific parts of the market here:
1. Sales are down right now, only about 5% from the previous 30 days, but spring going into summer is the typical time that sales increase, not decrease, so that is slightly concerning.
2. Homes under the median price are still selling quick, once you get under $400,000 in Las Vegas, the homes are getting offers in less than a week. Homes over the median price, we've seen the market actually slow down a bit, which again, is not typical to this time of year.
