I promise this is worth the read.

Most owner-occupied primary residences in Clark County qualify for the 3% property tax cap.

(I know this sounds boring… but keep reading! 😅)

If your home isn’t properly identified as your primary residence, your tax cap could be 8% instead of 3%, which could result in higher property tax increases over time.

Every so often, Clark County mails homeowners a postcard (or letter) asking them to confirm that the property is their owner-occupied primary residence. Unfortunately, it often looks like junk mail, so many people accidentally throw it away.

If you don’t return it, your property may be assigned the 8% tax cap instead of the 3% owner-occupied cap.

💡 Did you know? Some rental properties may also qualify for the 3% tax cap under Nevada law if they meet certain requirements. If you own a rental property, it’s worth checking with the Clark County Assessor’s Office to see if your property qualifies.

Here’s how to check your tax cap:

Go to the Clark County Treasurer’s website (link below), look up your property, and check the “Tax Cap” field (highlighted in the photo).

✅ If it says 3.0% — you’re all set!

⚠️ If it says 8.0% and the home is your primary residence—or you think your rental property may qualify for the reduced cap—call the Clark County Assessor’s Office at (702) 455-3882 and ask what paperwork is needed to qualify for the 3% tax cap.

It only takes about 30 seconds to check, and it could save you money for years to come.
