Farm Fresh to You brings organic produce straight from the farm, and Empanada Factory LV is serving fresh empanadas and coffee. Who told you 20% was required? 🏡

Buying with less than 20% down is completely normal. It is not a workaround and it is not a compromise, it is how a large share of buyers have purchased homes for a very long time. You may pay mortgage insurance, and that is a real cost worth understanding, but it is often cheaper than waiting years to save while prices and rents keep moving. The key is choosing the right loan for your situation, not waiting forever to hit an arbitrary number.

That is the part the advice usually leaves out. While you spend years building that down payment, prices and rents keep moving, and the target keeps moving with them. Meanwhile, buying with less than 20% down is completely normal and always has been. Yes, you may pay mortgage insurance, and that is a real cost worth understanding, but run the comparison honestly and it is frequently the cheaper path. The real decision is not how long to wait, it is which loan type actually fits your situation.

Come walk Springs Preserve with me 🚂

The botanical gardens and walking trails are the heart of this place, shaded and quiet in a way most of the valley is not, and there are 180 acres to explore. The fun part is the shuttle built to look like a train that runs out to the far end of the property. You can walk it instead, it is just a longer haul, so the shuttle is the smarter call in summer. It takes you straight into Boomtown 1905, a recreated historic streetscape from early Las Vegas complete with a train depot exhibit.

Boomtown 1905 at Springs Preserve is a full historic streetscape from the city's earliest days, complete with a train depot exhibit, and it is genuinely worth the trip out there. Getting to it is half the fun, because a shuttle built to look like a train runs you across the property. You can walk it instead if you want the extra distance, though in summer the shuttle is the smarter call. The route there takes you through 180 acres of botanical gardens and shaded walking trails.

The more useful question is whether you are ready: stable income, savings in place, and a plan to stay long-term.
