New tax plan wants to remove 1031 exchanges. This may increase tax revenue in the short term, but will hurt small real estate investors and further slow motivation to sell homes. The home owner who rented out their first home while living in their second home will lose the tax incentive to sell the 1'st and reinvest that money in a like-kind exchange.
