If you’re buying a home in the current Las Vegas and Henderson housing market, you’re in one of the strongest negotiating positions buyers have had in years. Inventory has increased, homes are staying on the market longer, and many sellers are becoming more flexible on price and terms.

Here are my top buyer tips:

1. Don’t just negotiate the price—negotiate everything. Ask for closing costs, interest rate buydowns, home warranties, repair credits, or even appliances. Many sellers are more willing to negotiate today than they were a year or two ago.
2. Get fully pre-approved before shopping. A full underwriting pre-approval makes your offer much stronger and helps you move quickly when the right home hits the market.
3. Don’t overlook homes that have been on the market 30–60+ days. These properties often present the best opportunities for price reductions and favorable terms.
4. Compare resale homes with new construction. Many builders are offering mortgage rate buydowns, closing cost assistance, and upgrade packages that can significantly reduce your monthly payment.
5. Keep your inspection contingency. Even in a buyer’s market, never skip the home inspection. It’s your opportunity to uncover issues and negotiate repairs or credits.
6. Know the total monthly payment. In newer Henderson and Las Vegas communities, be sure to factor in HOA fees and any SID/LID assessments, which can noticeably increase monthly costs.
7. Don’t try to perfectly time interest rates. If rates fall later, you may be able to refinance. If you wait and demand increases, home prices and competition could rise.
8. Focus on long-term value. Look for homes with desirable locations, quality schools, nearby shopping, and strong resale potential rather than trying to predict short-term market movements.
9. Have your Realtor research price reductions. A home that has had multiple price drops or has been relisted may indicate a highly motivated seller.
10. Be patient—but be ready. Buyers have more choices today, but well-priced homes in desirable neighborhoods like Green Valley Ranch, Inspirada, Summerlin, and Anthem can still attract multiple offers.

Bottom line

The current Las Vegas and Henderson market gives buyers more leverage than we’ve seen in several years. Higher inventory, longer days on market, and increased seller concessions create opportunities to negotiate a better overall deal—not just a lower purchase price.
